I hope to bring some understanding. We are born into sin, and being born again is a spirtitual, and not a physical process. Jesus died to make it possible, so that when we sin, we can be forgiven and do not feel hopeless, having to do it over and over again as if we can't help it. The blood he shed and the pain he felt had to be done to take the place of the suffering that we would have to endure. This is not to say there are no consequences for sin, but it does mean that we do not have to live emotional turmoil and suffer as if we have no hope for a future after we've messed up. The book of Romans is perfect for explaining salvation. Also, read John 3: 1-20 for a better understanding of your questions about being born into sin.

It is through Baptism that we are "born again" (or "born from above") of "water and of the Spirit" (John 3:3-5). Read the entire chapter of John 3 which speaks of being "born again" and please note that it is all about Baptism. Despite what some Protestants believe, being "born again" doesn't mean "having an emotional high" or "making a decision for Christ," though these are fine and good, the latter being necessary after the age of reason; being "born again" very clearly refers to Baptism of water and of the Spirit. This regeneration of water and Spirit is necessary to enter the Kingdom of God:

John 3:3-5
Jesus answered and said unto him, Verily, verily, I say unto thee, Except a man be born again, he cannot see the kingdom of God. Nicodemus saith unto him, How can a man be born when he is old? can he enter the second time into his mother's womb, and be born? Jesus answered, Verily, verily, I say unto thee, Except a man be born of water and of the Spirit, he cannot enter into the kingdom of God
Why is water necessary? Why would Almighty God require us to use such a wordly element? First, His creation, though now fallen, is good, and the Holy Spirit sanctifies that which is fallen. We are not to approach nature with a dualist, gnostic mindset that sees His creation as "utterly corrupt" and inherently evil, and we cannot deny the power of God to use mere things for our good. Second, ultimately, it's not for us to question why, though it is fascinating to ponder; it's ours to do what He tells us.

Adam and Eve, immaculate from their first moments, prefigure Mary and Jesus, also without original sin from their conceptions -- the only four people immaculate from their first moments, creating a brillian poetic symmetry in Scripture.1 And as Eve through her disobedience, was the means through whom Adam brought sin into the world, Mary, the New Eve, through her obedience, was the means through whom salvation entered the world when she gave birth to her Son, the New Adam, our Savior.
