my father has a land space where he is constructing one building with 1600 sq ft per flat...he wants to have 2 bedrooms(master bed), 1 guest rom, 1 dining 1 drawing room 3 toilets including veranda with every bedroom, 1 kitchen....

how nicely to construct it...???
give ideas...

plz Architects & designers.......help out...

i am not an architect but i have framed and constructed a couple hundred homes. My best advice is completely fall in love with the floor plan before you agree to it. If you have doubts it is because you are not happy with it... Luckily with the internet you can look at thousands of blueprints for free. and if you have a small change to it, it is usually not that big of deal depending on what you want different. If you are trying to design it kepp some simple rules in mind to help keep it cost effective. For example have walls with plumbing connect to multiple rooms, for example have the bathroom on the other side of the ktchen... Have bedrooms connect bathrooms to where they are on opposite sides of each other. Have most of the room less than 14 ft. wide so that one roll of carpet will fit without a seam. have a large open attic so that ac and heating will be easier. Another great idea is to go ahead and spend some money on the windows so that you will not want to replace them in 5 yrs... If you have any questions i will be happy to help you with them... Be familiar with code enforcement ordinances so that your house is compliant. And most importantly go with brick unless you like siding and if you do use only steel siding.... Remember you must live with your final product for a long time so make sure it is what you want....

Mark had a lot of good advice and I would add that you should build the exterior walls with 2 X6 lumber for more insulation value to make it easier to cool/heat, situate the house on the lot to make the best use of solar heating and passive cooling by orienting the windows and roof line to maximze sunlight in winter and minimize it in summer....there's lots of info on the web for designing/situating a house to maximize natural heating and cooling. Homes in northern climates should have a minimal amount of windows and doors facing north and west to reduce heat loss to blustery weather as well as putting the garage on the north or west side of the house to have a buffer between the cold northern winds and the house itself. Insulate walls that adjoin bedrooms to living areas to buffer noise. I like a floor plan that separates bedrooms from the living area by another room like a kitchen or bath or family room to keep noise away. Have plenty of closet and storage space and an area to clean up when coming in from the garage....a laundry with sink is great to have nearby. I just built a house with my brother and put hot/cold faucets in the garage for washing cars and other cleaning chores are easier.
