Olive Oil??? You are kidding right? IF you don't have buttermilk, use plain milk or add a 1/2 tsp of vinegar to the milk.
Add a pinch of baking powder to get them to rise.

Though your question is in very poor grammar and horrible spelling I'm assuming that you have a box mix?? It does not matter one bit if it calls for buttermilk, you can use regular milk for heaven's sake. Next time, since you use a box mix anyway, just buy the kind that only needs water.

You could try adding some baking powder and lemon juice (or white vinegar) to the batter. For each cup of the powdered mix you used, add one teaspoon of baking powder and one tablespoon of lemon juice (use a tiny bit less if you use vinegar). I learned that trick from the recipe on the Bisquick box and found it makes the pancakes nice and airy.

I also like adding a dash of vanilla extract, cinnamon, nutmeg, and sugar, but that's just me. :)

Oh yes, and be careful about using olive oil in recipes for baked goods. I've been known to do it in a pinch, but some types will give you a more earthy, olive-y taste. Some of the "extra light tasting" kinds might be okay, but I'd keep some vegetable oil on hand for cooking sweeter things or for baked goods. (Plus vegetable oil is cheaper than olive oil!)

it's most likely old and the baking powder in the recipe has expired, if you add a pinch at a time and whisk lightly then cook one small one to test it, but if you put too much you will taste the nasty stuff. and yes you can use milk it just makes them richer tasting.......

If your mix is old the yeast might be too weak or dead to rise.
