Also, 1 family mbr lives in home, that is deeded to 4 family mbrs.Can this person make improvements to home, with out knowledge of other family mbrs AND then expect them to help pay for it? Person that lives in home (home is paid for) pays no Rent, just insurance and taxes. What are the "rights" of all parties? Can other 3 move in, IF they desired? If 1 mbr holds more interest in the home, does that person have more "say"?Thanks.

if someone wants to fix the place up, and others dont want to, then they are not obligated to pay....

they can offer, but there is no law that says others owe a thing.

if the person wants to remodel let him have at it!

if the others want to move in, they can, as long as their name is on the deed, and there is no signed agreement stating otherwise.

Even if one had more interest in it, it would still be equally owned by all of them. The one with the most interest would be able to do repairs without asking anyone if he/she is the one living in the home. However, no one can be expected to pay for the repairs other than the one who ordered them to be done. Everything should be ok'd with everyone who owns the house though. The one living there should be required to pay rent. The taxes and insurance should be paid by every owner. All of them can move into the house unless there was an agreement of some sort stating otherwise. If the one wants to buy out the others, all of the others have to be asked and sign their part of the house over to the one person. All have to be a party in it. Less than that will not do.
