tile. good selling point. use in entryway,laundry kitchen and baths.pros...durable,classy if style is current. cons...can feel cold. will date itself quite quickly. moderate to very high price.
carpet. cheapest by far. huge range of colors, styles and qualities. not a good selling point unless it is NEW and current. pro...warm and soft. con....DIRT!
if i were building a house that i would sell someday, i would install laminate in kitchen&foyer, tile in baths, carpet in living room and bedrooms. keep the colors neutral and use good to high quality products.

Most of the new home builds today are using a mix with wood or tiles being the option choices for entry ways and kitchens. But it does depend on the area of the country you live in. Warmer, humid climates use more tile where cooler climates tend toward hardwoods in those areas. Carpet is a choice made as to how you live. Personally I would prefer no carpet and all hardwoods or tile with beautiful rugs purposely used in areas. Your choices for home value will be determined by where you live and your personal design issues. What is your market in your area? Do the research and determine accordingly. Go through new model homes to find out the norm and the trend in your area and ask questions. The more you educate yourself on your area, the best you can answer your own question. Cost is relative to all that.

1. Wood.....real wood ..can be sanded and restained to look new..........not frefab garbage ...
2. Tile ...sure looks good at first but takes alot to maintain over the years..the grout gets dingy and the tiles can get cracked when something heavy is dropped on it
3. Carpet ...looks nice ..but with so many people nowadays having allergies or asthma...just not worth it since it holds alot of bacteria and it's hard to keep clean and stain free and with kids it gets worn down fast
I've had all three in the homes i've lived in and I prefer the wood floors...i think they are cheaper over the long run...and more people want the hardwood floors in homes they buy

it really depends on the house and the market, the area you're in, its not worth it if you're not going to affect the price of the house. just check out what people look for in a house in your price range and see what those houses have to offer. i want to install hardwood but its so expensive and the house does not warrant the cost. also in the climate here in florida hardwood is not the best i've been told by more than a few people that engineered hardwood is the way to go. i would prefer wood though. but tile can be great especially if you do it yourself, and choose something that doesn't stand out. and as for maintenance the grout can be regrouted cleaned.
