Pay your rent on time and thank him for taking care of the complaints you mentioned. The feeling will be mutual, he will think you're an excellent tenant. If you have the time, do some small improvement things that don't cost much, such as plant flowers outside the building, pick up trash, rake some leaves, etc. He'll appreciate your efforts to keep the place looking nice.
If your child/children are old enough, enlist their help and make it a fun family activity. For example, rake leaves then go in and make hot cocoa or popcorn together. Or let them help pick out some flowers to plant. This will teach your children to take pride in where they live.

Just send him a gift basket. He's a man, so make it like food, but not girly food. Maybe a football basket if he's a fan. You can make it. Just put a six pack of coke, some pretzels and maybe some blank video tapes to tape the game. Then, include a thank you note that says something like "Just a little thank you for being so great lately. You are truly a great landlord (and trust me, I have had some bad ones) and wasn't sure you got told that enough. Have a great day! "

I'm sorry but I respectfully disagree with most everyone else - I think virtually anything you do here will be inappropriate.
He is your landlord and a neighbor living right upstairs. Trust me on this. A relationship - and I mean any relationship other than standard landlord/tenet - will bring you nothing but grief. Forgetting the landlord part for a minute - NEVER date a neighbor.
I know you didn't say "DATE" but it is obvious from your question you are very much into him.
I smell trouble brewing. BACK OFF!!!

some new people just bought out apartment about a year ago. they are really nice people. we have let them simply know by telling them that they are doing wonders to the place. they are getting things fixed, that the old landlords thought was a waste of money. if we have a complaint, they are right on it. they waste no time. you can let your landlord know how much he is appreciated without flirting with him. im sure he will not take your compliments as flirting.

Youre correct, good landlords are very hard to come by. My current landlord is excellent.
Just be kind toward them. When you see the landlord showing someone else an apartment, you will get an excellent chance to speak highly of them without seeming flirty.

Just say something like: Just a note to let you know how much I respect your accepting attitude when I voiced my complaints recently. Your prompt attention to my concerns is very much appreciated. Not every landlord would have been so accommodating. Again, I appreciate it very much.

This wording or something similar should keep the relationship on a business level, and yet, let him know that you do respect and appreciate his attention to his duties as your landlord.

Just say thank you, you're one of the more better landlords I've dealt with, next time you speak to him. If you're that concerned about coming off as hitting on him, then give him a thank you gift, when you decide to move.

Put the rent in an envelope along with a 25 dollar gift card to a restaurant, make no mention of the gift card, express your currant concerns, hand him the envelope and return back to your unit.
