This is for an average to little bit larger than avg. size lawn. The lawn has an exsisting system that is not working. The valves have been exposed for years and some of the pipes have worked up to the top of the soil and are cracked or were chewed on by dogs.

So, our realtor and inspector said it would probably be easier to just replace the whole system. Someone told me $11,000 but others have said that was outrageous. Any idea?

If the system is already there, the hook-up to the water line should be there. Hopefully that works.
I would suspect you can have new pipe laid and heads attached, control box hooked up etc. for about a third of what you were quoted or less, especially if you do it off season. Talk to lots of people.
Get someone who wants to actually work for a living. They'll have it done in a couple or three days.
Landscaping/sprinkler repair people are, based on my own experience just this year, the laziest bunch of guys out there. They want to prey on a single unsuspecting homeowner, knock off a big job for thousands, and spend the rest of their time laying around drinking beer. Good ones are out there and they are worth their weight in gold. Find one before you even think about getting the check book out. You'll be glad you did.

Get three or more quotes from reputable business that do sprinkler systems. Then you have an idea, base on the size of your yard etc. hope that helps.

Get some estimates from lawn companies, someone that's willing to care for the work once it's done, not a "fly by night" place that disappears as soon as they finish the work.
