Our backyard slopes toward our house right now. And our home is lower than the road and ally. There is an ally entrance to our backyard. I'm concerned that a good, long rain storm will bring water down the ally and into my yard. What are some possible landscape solutions?

French drains and catch basins several of them to collect and re-route away for your house. Focus on where the ally and road meet your property.

Another soultion have a sump installed with a pump that activates when the waters level reaches a certain point.

Your home should have been graded properly when constructed. If new, the builder should redo the grading for free. If you recently bought this home, ask your lawyer whether he checked that it met the building code.

This is a major change and could cause more damage if done incorrectly. You should consult a certified civil engineer or landscape architect to inspect your yard and prepare a grading plan. Then hire a contractor to do the grading, which may also involve adding soil or drains. By using professionals you will be protected if it goes wrong.

Call your local planning department to discuss what permits are needed and what kind of engineer to consult.

A house being so low is illegal under modern standards to construct. You need to move. If that's no option, build a berm around it and add downspout extensions through it. Sounds like no matter what you are gonna have a swamp in your yard during rain. Consider a "House lift" like folks do all the time. You may have the option of building the whole yard up, but your exterior house and crawl vents may make this impossible.

It will take a lot of landscaping, but ideally, all the ground should slope away from your house. The other option is to have drainage installed around your house to keep the water flowing away from it. You may want to contact someone who has been in the landscaping, or construction business for a while to get some tips.

you basically want the water to run away from the house... if you home is lower than the surrounding grading... you could regrade it or install drains to a sump pump and pump the water away from your lot...
