You will have to refinance the house. The problem is it doen not look like your soon to be ex and the loser she is with are really in a position to get a loan.
It seems you are going to have to sell it.
DO NOT, I CAN"T STRESS THIS ENOUGH< DO NOT LEAVE HER IN CHARGE OF THE PAYMENTS!
If you want to keep the house for the kids, get her off the loan and the note and you make the payments. Don't even accet any offers to split the payment with her. She won't. It will not happen. You will end up losing the house.
Here is what's going to happen, scumbag is going to bleed her dry and dump her. Talk to you kids alot. Make sure there is milk and fresh food in the house. Make sure the clothing is clean. Scumbags have a way of turing "childsupport" into beer and cigaretts.
When you are with the children for visits, buy them school supplies and clothing and things like that. Make sure YOUR KIDS are taken care of. If this goes the way I think it is going to go, you are going to have to get costodial care of the children.
Hang in there, it gets worse before it gets better.

If you don't want your kids to have to move out of that house, how does taking your name off the loan help that? Doesn't sound as if your soon-to-be ex-wife and her live-in boyfriend have the wherewithall to keep the house payments up, and by the way, how come you are prepared to allow this boyfriend to live there under your roof with your kids? If you keep on allowing him to do that while your name is on the house loan, it seems to me he's sure making you look like a sucker. On the other hand, if you succeed in getting your name off the house (You'll have to consult a lawyer on that one) they are still going to lose the house anyway.
As I see it half that house is yours, and if your wife wants to try and hang on to it, she owes you your share of the equity. Let them figure out how to pay you your half, or agree to let the house go for sale and the two of you split the proceeds. One way or the other, it doesn't look as if those children are going to have a very easy time wherever they live because she and her boyfriend are living from hand to mouth as it is.
Spend a few bucks and get some really good advice from a divorce lawyer.

Sell the house and let them live into something they can afford. The kids will do fine, they are more resilient and adaptable then you think.
Why don't you keep the house and she moves out. You keep the kids during the week and she gets them on weekend. I think this would be better for everyone including the kids.

You can get your name off of the house easily, but not off of the loan.
Essentially they would need to rewrite the mortgage. It can be done with some legal work and it's more common than you think.
Given what you've said about existing finances though it doesn't sound like that's an option.
Charge the new boyfriend rent.

You can not be removed from the load responsibility without hubby refinancing and make sure he "buys" you out. This means giving you 1/2 of the value of the house when it is refinanced or sold. In fact...if you are not going to live in it...he should be selling it and giving 1/2 of the gains to you. Is this written or covered in your separation settlement?

If you are not divorced she is in real trouble, because by law she is committing adultry, my advice would be to go and get yourself a solicitor, because that is your marital home, and you may have to put your home up for sale, but go and see a solicitor and get the ball rolling, goodluck mate.
