anyone have any idea of the approx cost of building a house extension I know I can get a builder out for an estimate but I thought someone might have a rough idea of cost of building per metre. I'm in Yorkshire

The best way to get an accurate idea of a cost is to first know what you want. Sit down and plan out exactly what you want in terms of how big of an extension, is it one room or more, how many lights and outlets, baseboard trim, siding or brick outside, light fixtures, do you want any plumbing in the extension, what kind of foundation do you want (cement blocks or poured cement) what kind of windows, doors, roofing you want. When you have a plan then have several builders out to give you a quote on what you want. Go with a builder in the middle price range. Ask for references and go look at their previous work and talk with other customers they have had. Also check out their license, insurance and with your Better Business Bureau. Make sure they get all the permits (yes you will need them for structure, electrical, plumbing, HVAC and ask to see them and make sure you talk with the inspector when they come to inspect the work as it is being completed) always check their work as they go along, take pictures to document the work. If you don't think they are doing a good job speak up. Don't pay all at once, split payments up and always hold back last payment until everything is finished to your satisfaction. If they screw something up and want you to pay extra to fix it don't, if they screw up it is up to them to fix it. Be prepared for delays as they can happen and figure 10% to 15% over the quote for unexpected problems that may arise. If possible try and watch home renovation shows on TV or read magazines to try and educate yourself before going ahead with the extension.

give us a bit more info Julie ..but as a rough guide you need to take into account ...access ..services like water electrics etc ..then flat or pitched roof ..heating plumbing and fittings etc but as a rough guid expect to pay £100 per square foot ...any cheaper and you've got a cowboy..and the builder will be vat registered ..the cowboy wont

in the US 20-30 USD per Square foot is a good ballpark.

do it yourself is cheaper, but figure 50 bucks a square foot,

would be nice to know the size, how much concrete is over there, etc..
