I work for a hotel and the hotel has many foreign customers. Could you please correct these sentences?

"Would you like a beer or oolong tea(Chinese tea) as a welcome drink?" (I have to ask and give one drink from their choice when customers check in)

"Are you checking out sir?"
"One moment please."
"You don't have any extra room chage(such as international calling or laundry service) sir"
"Have a good day sir"

Almost perfect...

The only problem... room chage... it should be:

"You don't have any extra room charges, sir."

A complimentary beer or oolong tea is available for your pleasure. May I serve you tea, or beer?

Remember--sir is a man, ma'am is a lady. Don't call a woman "lady" unless she's royalty.

One moment please is just fine

There are no extra charges on your bill today. I hope you had a pleasant stay!

The only one that needs work is the sentence, " Do you have extra change for the phone or laundry services sir?".
