You might not be able to consolidate your bills into your mortgage payment. It would depend on how much they are, and your credit, and the price of the house compared to the mortgage amount, but it would be fairly rare to be able to do this until you have the house for a couple years or more, then maybe you could refinance and get some cash out if you have enough equity by then.

you cant get cash back at a purchase closing.
ESPECIALLY TO CONSOLIDATE BILLS.

you can refinance....but you would have to wait 1yr to take the equity out due to 'seasoning' requirements.

fha has great programs for no perfect credit

You don't need to visit a website. There are a lot of legitimate mortgage brokers who can help. Ask your RE broker to refer some. Also go to your bank and ask. Mortgage brokers are like wholesalers of bank loans.
