It's a good start. A real relationship comes down to more than adjectives, or qualities though. Good communication is a must, as well as patience. Relationships are stressful, and at times your mate may try to test your good nature simply to see how far you will go. You don't want to lose your temper, but you don't want to be a doormat either.

it depends.. maybe he doesnt know how to handle a relationship, well, he couldnt be a long term relationship material. being all that is not the criteria for being a "material guy" you just have to treat the girl rightfully then you can be that "material".

a long term relationship requires both parties to not break up. seperate if need be but not break up. A long term relationshiop is something that you understand when you grow up. and are seeking (truely) for your mate. Both parties have to agree.

i think it narrows down to the girl of his type. if he prefers girls who are ready to commit, then i suppose he is the best a girl can want. however if the girls he prefer are those who are not yet in the ready-to-commit stage, i guess it would be better for the guy to just enjoy the times spent together and think of any progress in the relationship aspect as a bonus!

This is what women 'want' but this is like a third layer. First you have the outer layer (what you look like), then girls want things like confidence, coolness, etc.
If you don't have the things you mentioned, you could certainly get a girlfriend, but it most likely wouldn't be long-term.
