Just bought a house this past June. Basement needs finished so kids can have their own rooms and another bathroom, and I need retaining walls to prevent erosion around basement at the back of the house. Can't really afford another loan, but are there grants available for home improvements?

Prioritize things and work on it a little at a time.

the most important thing is the erosion. Find out if that is your impression of what needs to be done, or is that the experts say. In the meantime, please note that by planting some trees or a berm can assist in halting erosion. You can research the right plants on the internet and buy them or see what you can get from your local plant swap groups, etc, for cheap or for trade.

if looking for a grant, the only one you can probably get will be the one to halt the erosion problem. There are sometimes grants for fixing major problems like that. If you live in an urban area you may be able to get one to improve the outward appearance but not in the country.

Not giving kids their own rooms - they may not like it, but it won't kill them. I had to share a room with my brother - from when he was 1 til when he was 4 (i would have been age 4 to 7). ANd i had to share with my sister when i was starting high school and she was in the middle of grade school. Our parents weren't rich, but we all turned out just fine.

But see what things you can do on your own and what you can't - you can save money if you have some skills or wait two years and then take a home imrpovement equity line out

If you are low income there are programs that could help you out.

Check around as to where you would go to talk with someone about this.
