I am leasing a house in Arkansas. I have lived here for the past 3 years. My lease is due again in October and I am planning on moving by then. My problem is that I feel my privacy is severly invaded. My landlord lives out of state and she showed up knocking at my door a little over a week ago. She gave me no warning and has been to my house everyday since arriving. I feel that a notice would have been nice but I allowed her in to check things that she felt was necessesary anyway. She wanted to just look at the house and check lights. She continues to come to the door wanting to check something different. Today she brought a man with her. I am fed up. Do I have any rights about her being here? She also hired someone to replace some rotten boards around the garage door and hired someone to brushhog the outer areas of the property. She showed up wanting 160.00 from me for this. I never agreed to this. Yes, I will be moving, but do I have to tolerate this invasion of my privacy?

You most certainly do not. If you're leasing the place, it's yours and she has no right to even step foot on your property if you don't want her to. And as for paying that 160, you don't have to, because she never got your written consent for it, and therefor, the money comes stright out of her pocket, and you pay absoluely nothing, and that is perfectly legal.

The answer is NO. A landlord must give you 10 hours written notice before entering the premise, except in the case of an emergancy, ie broken water pipe.

Nor can she charge you extra for maintenance repairs.

However, she is entitle to come to the property whenever and look around the outside or do work on the outside of the home.

you can choose not to let her in. She does have to give you 24hr notice and as far as the 160 check your lease. I'm going to guess no though since she can't charge for repairs until you've moved out and then that should come out of your security deposit

She is required to give you a 24-hour notice prior to entering the property. And unless it is stated in your lease that you can be charged for repairs that were your fault then you don't owe her anything for the repairs to her property.

you can require her to give you reasonable notice before letting them into the house, usually this is 24 hour notice

as toward cleaning up the yard, what does your lease say about who is responsible to maintain the yard? the lease will determine if she can charge you 160 for the yard
