i need to have drawings created for a bedroom & bathroom single story extension drawn up to apply for permission to build. i think i have to see an architect but arent thy expensive???

Almost all building permit applications that require architectural drawings have to be prepared by a Professional Architect - Engineering Firm.

They are costly in and of themselves but you need to have this done properly and the drawing cost is small compared to the whole project.

You have to have an architect do the drawings for you. You will need scale drawings for the planning officers and detailed drawings for the building control.
The architect will handle the planning and building regs for you and charge you about £1000.00. plus £500 for the authorities.
DO NOT let the architect run the extension as this will cost you an arm and a leg and he will delay the work by insisting on site inspections. take it from me they are more hassle than what they are worth.
Get him to do the plans and then let the builder handle the rest.
idea's for price comparrison, work out your area and multiply by £1350. this will give you the average price to build.
