A lot will depend on whether or not the wall/s you want to knock down are load bearing. Also will the new bedroom be used sufficiently enough to warrant the expense and hassle or will it just become another dumping ground. Either way good luck on deciding

Having a separate loo is a bonus. To not have sticky bun fights when you've "gorra go" and someone is in the bath is truly wonderful.

It should as per your requirement and convenience. If you want bigger bedrooms ,and 3 bedrooms you have to knock out non load bearing portion. If yours is an independant house, why can't you construct another bedroom upstairs?Modifying and reconstruction may be costlier than constructing new room upstairs.

number of bedrooms counts more than loos
its always worth asking local estate agents and get their thoughts for free
