This really depends on your area, a vehicle in that condition in Southern California would be worth less than a vehicle in that condition in Chicago (where the snow and road salt that their toll).
I can say that this sounds on the high end of the fair market value if it's in mint condition with a clear title and the owner can provide you with service records, etc. I think you could essentially get it if you walked up to the seller with 5,000 dollars cash.
This price also depends on what kind of a bus it is.
Check out www.busdepot.com. Tons of great info there!
Best of luck to you.

Your best bet is to get a VW person to go with you to check it out. Someone who really KNOWS them can find the flaws in them. The buses are getting rather rare, and prices are pretty high, from my understanding. I don't think $5,000 for a nice bus, unrestored, is unreasonable now. All depends on if you're in Iowa or New York, I'm sure. :)
You can always bargain with a seller, if he or she hasn't sold it yet, they may have priced it too high for the area. Never hurts to say you'd give 4,000 right now, and will think about it afterwards. You can always come back tomorrow.

Bus vw are worth money if in good condition and run good! The was a beetle for sale in my area a while back and the owner drove it straight home and covered it for about twenty years. it had the sale paper still on the window and they were asking about 10 times as much as it was new.
If you decide to by the bus here a source you might use for parts: lovinbuggies.com, plus any questions about motor/ transmission

Not really. 5K for an old bus is high,in more ways than one. Get it checked by knowledgeable pro if you really must have it. It could be the large pain in the butt. Fuel system was poor at best on that year and has probably been modified. If not ,then it's probably worn out. Service records may be why he's asking so much. Have it checked. "thesamba" web site may help deciding the value of it.

check "Kelly blue book car values" online. Remember too that the older VW motors had problems with fuel boiling out of the carb and starting the engine on fire. Also, replace any braided fuel lines with modern ones for the same reason. My opinion? I wouldn't pay that price. I saw one today here in Idaho at a dealer, with the pop top camper cet up for $5000 in excellent shape. But then again, maybe in your area that is a good price.

not sure if thats high or not...i'm in the cleveland ohio area and my brother in law, who lives nearby, just put his 1973 VW bus up for sale at $3700 with 98k original miles. it seems pretty solid. i know it starts right up and drives away fine.

If you rebuild the engine it should run like new and yes the VW bus is cool, you never see them around anymore.

Takes 10 years for 100K miles on average. Sure it may be the second time around, but how is the body, and the running gear and steering. Tight? These are collector vehicles. You may get lucky and you may not.
