Will be working in Dunnigan, 10minutes commute from Woodland, 20 from Davis. 20 from Northern Sac (I think). The less crime the better.

Real estate in this area is bad right now, they are foreclosing on a lot of homes but there are deals to be had if you can buy without getting creative. Being creative is whats costing people their homes.

Woodland is OK, as stated the crime rate is going up, its bleeding off from Sacramento.

Now Davis is a Unique place to live, I lived there 35 years before moving away last year. To be honest with you I couldn't move out of town fast enough, I do still work there though. Davis was once described to me as a Utopian bubble and that's pretty fitting. Houses are very expensive and the city is not business friendly in any way, so there is very little industry to generate revenue for the city. What that means is anyone who owns a home is expected to make that up in the form of property taxes, which are quite high.

Everything is more expensive here and for many things you will need to go out of town. You will have to deal with college students most of the year, downtown is hard to move around in with a car and parking is terrible all over town. We dont get too many of the major crimes but property crimes are very popular, if you leave anything in your car someone will break out your window and steal it. There isnt much for teens to do here, there is a teen center and a couple of movie theaters but teen bordem has been an issue since I was a teenager. There is plenty of teen drinking and drugs going on. Many people are a bit snobbish and there are a lot of people around that have way way too much time on their hands so expect at least one busy body where ever you live in town.

Davis used to boast having the best schools in the state, I guess that was always based on test scores. I never found the schools to be that good, if you were not a brain they didnt pay much attention to you, well unless your family had money. I attended school in davis from K through 12 and graduated Davis High, Barely, and my ex step kids were about the same, they graduated withing the last 4 years. I know a person who has a son in 1st grade who was going to the newest, bestest elementry school in town, they had to move him to another school because he was falling behind, it only had K and 1st and no administrators.

Almost forgot, you are white? If not, well davis isnt a real diverse place to live.

And since someone brought up food, Davis only has fast food, you cannot get a decent steak in Davis, the closest is Winters or Dixon. There is so much more in Sacrmanto foodwise, I havent eaten the sushi at the place mentioned but I heard it isnt very good, its just all you can eat.

Woodland recently is having a huge jump in crime- for whatever reason. I WOULD NOT purchase real estate right now, as forbes has just called Sacramento #3 riskiest place for real estate. It is not much of a drive from Woodland to Sac, Woodland is a beautiful area, but I believe the crim is going up in record time. If you are looking for something within a 40 min. drive to Davis, I would recommend Fairfield, or Vacaville. They are good economic towns and not much crime.... Good luck

Ive lived in the area for while now. Woodland is growing very fast from what it use to be. As in every town there is crime. But if you pick the right place to live, you should be fine. Davis is a college town. If you dont mind students everywhere and bicyclist I hear it is a great place to live. It has great food (if you like sushi go to Fuji's before one 'o clock and try their all you can eat sushi it is the best!) IF your looking for the small town feel i would reccomend where I grew up in the small town of Winters. It is about 15 minutes from davis, 20 minutes from woodland. Although it is a small town it has tons to offer. Where ever you pick is going to be great. The yolo/sac area has tons to offer for everyone! Good luck

Sacramento is a wonderful place to live. It has only a few bad neighborhoods, and a lot of great neighborhoods. If you would like to ask more detail about specific neighborhoods, feel free to email me by going through my profile in Answers, and I will answer you. The nation as a whole is going through one of it's regular downturns in real estate, but Sacramento is a family town -a great place to raise children. It's best neighborhoods may be "flattening out" in cost, but not in quality.

I have never cared for Woodland, which is partly rural, and partly low-middle class. It's not an attractive city, or well planned. A tour of Woodland won't take you long, if you want to see it for yourself.

Davis is a beautiful city, but it's living is expensive. It has a fascinating environmental basis for it's housing, and boasts the only tunnel under a freeway built exclusively for frogs. The University of CA at Davis keeps the city vital. It's worth a look, to be sure. It is unique in the entire country, and a fascinating place to study.

woodland is like country side but yeah its worth it because davis is not much to see or do

woodland has crime lots of crime . davis is pretty. very unique. very agricultural. nice university
