All you really need are a set of dumbbells. Free weights are the best for compound motions and working stabilizer muscles. I have no clue how big you are but get a set from 5-50lbs or something similar. Also a bench that can go from decline, to flat, to incline is a must too.

Weights and jump ropes. If your gym is going to be in one place, add punching bags. And get floor mats: Those will save you and your clients a lot of bruises. You might even look at getting some padding that you can wear.

I hesitate to say more, without knowing how much space you're working with.

I would start buying free weights. (adjustable dumbbells, barbells, bench press set)

If you buy one of those things that you have to put together (machines)..you'll be limited to what exercises you can actually do.
You'll be able to perform various exercises with just adjustable dumbbells and barbells.

Free weights allow for more compound movements..which is what you want to gain muscle.
Machines are limited to isolation movements.

tread mill, some free weights, dunbells, bench press, depends how much room you have, and what your interests are, also a punch bag, and a bike.
