Ceramic Tile or Hardwood floors?

In my kitchen/dining room/ foyer.

I would not use hardwood in a kitchen. Too much chance of spills and oil residue. If you use a ceramic, get one with a texture to prevent slipping. In the dining room, hardwood is fine but get an area rug to protect from scratching by sliding chairs. Foyer, I would use ceramic or other sealed surface due to water being tracked in.

I have ceramic in my kitchen, hardwood inmy dining room and ceramic in my foyer. If I had it to do over, I would put hardwood in my Kitchen. The ceramic fllors are ver cold in the winter abd I am always afraid of dropping something on them. When glass breaks on the floor, it really breaks and peices of glass fly all over the place. Ceramic is a hard surface and is very hard on your legs. Also difficult to keep the grout clean.

In the dining room, no problem keeping that room clean. It is also a major traffic path from the kitchen into the family room. Still easy to maintain., Given the choice I would put down prestained hardwood floors. It is great because you can really see the color the floors will be. Also easier to maintain. My friend has the prestained and loves it. But regardless, I would go hardwood.

As for the foyer, If possible I would go ceramic. I think ceramic holds up better with the dirt and grime that people bring in on their shoes.

If you will keep this house for 5 years, do what you like because you can't predict the buyer's needs. Or the buyer will change everything since they brought such a big house, may be they don’t mind to spend more to make it as their dream home. Here are my opinions: 1. Ceramic tile - For sure to have ceramic in the kitchen and bathrooms. Once you choose the style, try different angles or pattern, because it looks completely different and it might surprise you. I saw a picture on magazine which uses the ceramic for a big living room with a special pattern, which turns out very nice too. 2. Carpet - If I am the buyer, for sure I will change the carpet no matter how expensive it was, or how clean it is. I want my new carpet! 3. Hardwood floor - It is very nice but cost a lot more than laminate. Also if you have children, any toys dropping on the floor will cause damage very easily. 4. Laminate – It costs lower. Good choice of color and installation are very important because it might have only 3-5 styles for one color, so to have a good mix and match to make it looks nature is not easy.

I personally love hardwood floors. The only problem with hardwoods is that they don't hold up to moisture very well - thats why you don't see them in bathrooms. You also need to keep up with them, every several years they made need to be reglazed or refinished. Also high traffic areas like the kitchen or a main hallway might show wear a little faster ( on the shine/glaze).
Ceramic tiles are nice - they are long lasting and easy to clean when a spill happens. Make sure when choosing a tile that it fits with several different styles or colors, this will help if you ever decide to sell - then your floor will appeal to the masses and not look outdated. Remeber that special tools are needed when tiling and hiring a professional can cost more. Also tiles can crack and need to be replaced - so it's always a good idea to buy extra so you can replace them later on.
The popular choice by people buying houses is hardwood floors. Ultimately it is your choice as you will be the one living there and taking care of the floor - choose the flooring that makes the best sense with your lifestyle.

I like the look of both. I have hardwoods from the foyer, into the breakfast room and kitchen and love them. If you decide on the tile, be sure it has texture otherwise it will be slippery. For the rooms that tie together, try to stay consistent with your choice. Too many different flooring choices can give you a chopped up look.

I personally would go with hardwood floors as I love the look of natural wood. However, maintenance wise, ceramic floors are easier to take care of.

Ceramic, Hardwood or laminates look cheap and nasty ceramics are more expensive but they will last for many years you can clean them real easy too.. I have ceramics in my bathroom hallway and kitchen there totally cool !!!

Dining Room: Hardwood
Foyer: Depends on the layout of your house. Personally I love hardwood.
