The virtue of Chastity.
Judeo-Christian tradition has taught for thousands of years that it is God's will that:
+ Single people should be celibate.
+ Married people should be faithful to each other (adultery is wrong).
+ Married couples should welcome God's gift of children and, therefore, artificial birth control is against the will of God.
The Catholic Church recognizes the power of sex when it teaches, "Sexuality affects all aspects of the human person in the unity of his body and soul."
Chastity means the successful integration of sexuality within the person. A chaste person's body and spirit lives in unity and opposes any behavior that would impair that unity.
The purpose of sex is to bring a husband and wife closer and to create human life.
Masturbation is contrary to the human dignity of the person and anyone about whom the person has lustful thoughts, and the dignity of human sexuality.
Fornication, sex between an unmarried man and an unmarried woman, is contrary to their human dignity and the dignity of human sexuality.
Adultery is even worse. Anyone who commits adultery
+ Does injury to the sign of the covenant which the marriage bond is
+ Transgresses the rights of the other spouse
+ Undermines the institution of marriage by breaking the contract on which it is based
+ Compromises the welfare of children who need their parents' stable union.

You aren't supposed to masturbate because it is considered lustful, which was declared a deadly sin centuries ago, and you aren't supposed to let your semen get anywhere except a fertile woman's vagina, otherwise it is also a sin (because traditionally it always has been, based on the bible passage about Onan).
And you can't have an affair with a married woman because you are breaking your marriage vows if you are married, and hers since she is married (which is a big deal because in the RCC marriage is between a man, a woman, and god). Also if you are not married you are not supposed to be having sex anyway, because it is against another tradition... "natural law", which basically states that only straight sex between married people is ok because that is what people have said for ages and anyway that is what god wants because there has to be the possibility of a baby. Oh and no contraception.
In reality, masturbation has been proven to reduce the risk of prostate cancer, and also allows people to reduce sexual tension in a healthy manner (not rape) and can be used within the context of safer sex to help reduce or even prevent STDs and pregnancy risks. And as far as affairs go, it's not the best thing to do (most people prefer fidelity) but hey as long as it is between two consenting adults it is not a crime or a sin.

For Catholics a sin harms you spiritually, is not a law or commandment against sin.
That is enough to stop committing sin for any Catholic.
The specifics about not to masturbate and have sex only with your married couple are as follows.
Sex is made for reproduction and union of the married couple.
Outside marriage a proper usage of sex without harming you spiritually is impossible.
Sex create a spiritual and psychological bond between man and woman, if sex is not properly made that means inside marriage the bond is broken so a spiritual "bleeding wound" is made. It does not matter if someone does not feel that wound, it is here. Sex unproperly made make human being slave of his / her own sexual appetites so progresively only can see other person as a sexual object, not as a person.
The catholic marriage is a ceremony to join the couple properly in the spirit. That also means a true catholic marriage need sexual intercourse in order to be completed for the God's plan.
Masturbation is a solitary sinful act, so harmful for your soul. It does not matter if are psychically ok. (i doubt it anyway)
Doing sex with a married woman that is not yours is going against an oath in front of God (and the attendants to the marriage). A married couple promise true love only between them.

Why do you care about moral issues? If you really want to do something you'll do it. If you don't then you don't do it. And everything is a sin in catholicism so i'm just going to take a wild guess and say, yeah it's a sin. Just a wild guess. So don't do it if you don't want to upset "god". But if you do it, then "jesus" died for all your sins right? So it doesn't matter what you do.

The purpose of sex, no matter if you are alone or with a partner is procreation according to the church (Catholic that is) That's the big problem we have (not me) with birth control, it stops the natural process of having children.
As for being with anther's wife, it breaks one of the commandments "thou shall not covet thy neighbors wife."
