The apartment is disgusting, people are moving out at an alarming rate. The management company doesn't do anything to fix the problems. Is there any way out?

If you need to get out quickly you can break the lease and pay a fee.
If not you can spend even more money by launching a law suit. You would have to stay there if you did this until the fight is over.(not suggested)
You may be able to sub-lease.

Just leave. Find a new place first and walk out taking you stuff with you. Let them try and do something about it. If you have just cause it is up to them to sue you. Which may or may not happen. They have to find you first. or you can stand up and fight for your rights and also the rights of the people you left behind.

You may only break your lease legally if the lease contains a clause defining the criteria for doing so. Absent that, you are bound for the remainder of the term.

"Disgusting" is not an adjective which will hold up in a court of law. You are going to need a LOT more than that to convince a judge that you have reason to invalidate your lease. "People moving out an an alarming rate" isn't going to hold up either.

You WILL need more substantiation than you have provided here if you end up in court over leaving early. Be prepared for a judge to ask you why you moved in INITIALLY if the place was 'disgusting'. By taking occupancy, you basically said it was OK the way it is.

Contact your local housing authority in the phone book. A landlord has a responsibility to make a place able to be lived in.

CALL THE HEALTH DEPARTMENT AND IF THEY THINK ITS BAD ENOUGH THEY CAN CLOSE THE PLACE DOWN AND BOARD THEM UP .THE DOH WILL NOT REVEIL WHO CALLED.CASE CLOSED
