Welcome to Canada. You will find it cold here just because you come from a tropical country.
Buy what you can its probably cheaper where you are - and check to see airline weight restrictions - you will want sweaters, long pants, etc. Buy what you would if you were going to Northern China in October or November. (If you are from that area). Alberta is one of the colder provinces in Canada in the winter. When winter hits you will need heavy clothing, winter boots (lined), gloves, and probably something to cover your head with because heat escapes through the head and feet.
I moved from southern BC to northern Alberta in August and was freezing ! People were wearing summer clothing and my family were dressed in sweaters !
When I flew in from Shangahi last October to Vancouver BC I was freezing !!! It felt so cold in Vancouver compared to the 30 some C it was when I left Shanghai, it was 9C in Vancouver. BIG change.

I would find it very unlikely that the housing prices would actually DROP in Alberta. However, I do think they will stop appreciating at the accelerated rate that they have been. A 5-8% increase is likely to happen every year. In the past 10 years, Alberta has seen an annual increase of 20-30%.

You would do better to bring clothes with a couple of sweaters and a jacket and closed in shoes and go shopping when you get there, if you will be near a town. All the winter clothes will be in the stores by September.

Pack a wool sweater and travel light. It is best if you buy your Fall and Winter Clothes after you arrive.

Bring long sleeves, start building igloo in October while the ground is still soft enough to dig out for outhouse.
