Truth is its tricky, once they are evicted you wait until noone is there and change the locks or you get a marshall and evict them. Or pay a cop to come with you on the side when they are off duty. They have to leave and they have to give you a contact number. Write a scribble contract that says they will be back for their stuff this specific time and date and make sure you have someone witness it. If they dont come back in time change the locks (change them anyway) and then go on freecycle.org register yourself and put on there (evicted tenant, come get thier stuff first come first serve) Your good.... But remember seriously, they could order to show cause you to death. That allows them to reschedule a court date because they are sick, have to travel for emergency reasons, they make it up. So keep all your records of anything they do wrong and even install a camera system, that will get them red handed. Tape record them, say something that will get them upset then start recording. They will say something wrong, judge will hear it. Thats it, case closed..
