I have looked everywhere online and can't get a straight answer. I am very intrested in going into real estate, so what steps do i need to take? From what I understand so far, i would take a pre-licensing course, then take the license exam, then go to work for a company (like century21)....doing what, i'm not sure....and then...? Can anyone in this business help me out or tell me where i need to be looking? I live in TN if that makes a diffirence.

I'm a licensed agent in TN so I can help you. If you live in the Memphis area I highly recommend Ray Bouder School of Realty above all others. If you don't then go on the state website, I think it's tn.gov, and find a school. You have to eat, sleep, and breathe real estate while you are getting your education. After you complete the school, schedule your exam with PSI, it's the testing center. Then after you pass your exam (it's not hard if you study hard and pay attn in class) Schedule interviews with area brokers. I work for Keller Williams because they have the best in house training program, offer profit-share, have awesome technology, and everyone is there to support one another. Once you sig an employment contract, you will pay your start up dues to your broker and also order your E&O insurance. Then you cut a check to the commission for you license application fee and wait for it to come back. After your license comes back, You have about 1 month to become a member of National Association of Realtors. After that you're all set. Check out your state government's website. They will give you your state's requirements to get your real estate license. (the requirements vary from state to state) Typically, you have to complete a certain number of hours of coursework. You can usually do this online or in a classroom setting. Your state governments website should recommend some courses. Then you take your licensing exam. Once you've passed it and received your license in the mail you are ready to practice real estate!

You can be hired by a company (like century 21) as an Agent. They will charge you some fees for office space (if you want it), contract storage, using the company's name, etc. Usually you can have these fees come out of your commissions that you get for selling homes. If you choose this option be prepared to make little to no money your first year as it can take a long time to get clients and then sell those clients homes.

Another option is to get hired on an Agent's team. An Agent will form a team when they start getting too much business for them to handle on their own. You don't need always need to be licensed to become a member of an Agent's team. It will depend on what you are doing. They are typically made up of an Assistant/Transaction Coordinator (doesn't require licensing), Buyers Agents (work mainly with people buying real estate), and Listing Agents (work mainly with people selling their homes). Becoming a member of an Agent's team can be a really good way to get into the business. If you start out with them as an Assistant they will often pay for some or all of your licensing. Also, it can be very challenging to find clients when you are an Independent Agent. If you are working on an Agent's team they will bring the business to you!

Be aware that approx. 80% of real estate agents decide to pursue another occupation in or after the first year. Sales jobs are challenging (but also very lucrative for those who succeed)! Be prepared to work long hours, weekends, nights, and to ask everyone that you talk to if they are (or know anyone) who is looking to buy or sell a home!

You have to decide whether you are a people person.
The job entails keeping up with client needs as to what house and what range they qualify. You have to do searches that match what they want and you need to confirm with your clients and homeowners when to show homes. It's dealing with sales. You deal with other realtor offices and loan officers plus with the attorney handling both seller and buyers side.
