Will the loan company take into consideration a divorce taking a bit of a toll on my credit report in the last two years? I have a consolidated payment that is in perfect standing with all bills that caused report to drop a year ago.

The fact that you are putting 20% down will help with bad credit, but it will not erase it. You might end up paying a higher interest rate for the mortgage because of credit.

Its your credit they look at. not divorce or not.
