My landlord's kids STOMP all night long. Their dog barks for hours straight. A few nights ago I was awaken by their dog barking for 20 mins at 2:20am. I plan on leaving in September (so I can live out my July rent & my security) but I want to say something to them regarding the noise. I work 8am-4pm so I get to sleep around 10/11pm daily. Their kids of school for the summer and the stomping is becoming so unbearable that I want to start throwing stuff at my ceiling. In order for me to sleep and not hear their noise I have to put my AC, fan AND TV on. I am NOT a light sleeper but when the kids scream & stomp and then the dog joins in....I can't ignore it! How do I approach my landlord? They are a little older then me (late 20's - early 30's) and NOT "Parents of the year" (they let their kids play in the street and then gets mad if our company drives more then 2 miles an hour past them)...I don't want to start a hugh fight but either they are being rude on purpose or just STUPID

Since you have decided to leave, do not say anything negative until moving day as you need to live there until September. If you say something now the situation will intentionally escalate.

Sounds as though they are just plain STUPID.

Glad you are leaving. There is nothing worse than not enjoying your home.

"The right to quiet enjoyment" is a right that you can sue your landlord for in Australia. If they inspect more than 4 times a year, or keep sending you letters, or making noise themselves they breach this act. Call the council and find out at what time it becomes illegal to make noise that can be heard from the street. Then approach your landlord and tell him that you understand the kids are home and all but after such and such a time is really not OK. Don't tell him you checked the legal time. If he refuses to do something about it, and you can hear ot from the street, make an anonymous phone call to the cops and complain. He takes your money, you get the right to enjoy the place like its your own home.

Talk to your landlords about the excess noise and say that it is getting later and later that the noise is continuing and if you and they can come up with some way to make it better for everyone. I lived underneath my landlord with 2 kids and friends over non stop, and I went to them and told them how hard it was to get to sleep and stay asleep and they rectified the situation by cutting down the people visiting during the week and keeping the kids out of the kitchen til noon on weekends (my bedroom was under their kitchen)

Call the cops about the excessive noise.

Hope he does not retaliate.

Or, try to bear with it till you leave. Wear earplugs. The fan is a good thing as it helps (a wee bit) to block out noise.

Or, another thing is, you can talk to the person about it. Just politely explain that the stomping at night is really not giving you a good nights rest. But then they could either ignore you or make it worse.

They probably don't realise how much of a problem it is. You could try asking them whether or not they'd consider paying to have some insulation put in as you seem to be able to hear every noise from above. They might get the hint!
Or ask when theyhad the hardwood floor put in? Or have they considered carpets?

Look closely at what you wrote here. Going to your landlords and trying to complain, reason with them etc will not work. Try your best to ignore the noise. Keep telling yourself it is only 10 weeks etc. I too had the same problem with noisy people above me. My problem was I had just purchased the place and those above me were renting. I complained to everyone to no avail. You realize very quickly that sometimes life is unfair and that there's no recourse. Good luck to you. I completely sympathize with your plight.
