OK, here goes, I work in an estate agency (I'm NOT an estate agent though!)
Advertising costs - in newspapers and internet.
Costs of heating/lighting an office
Wages of staff.....I get a whole £5.50 an hour (plus commission which motivates staff to try to sell the house)
Phone bills - I spend a lot of the day on OUTGOING calls to people who have registered with us to say they're looking for a house, trying to persuade them to view the properties we have.
My petrol bills - - I travel around 15 miles a day just driving from house to house on accompanied viewings.
Then there are the costs of printing out dozens of copies of each set of house details, and the cost of mailing them to prospective buyers.
That doesn't cover everything, but it's a start.
Contrary to public opinion, we don't sit around all day working out new ways of fleecing people, maybe some other agencies do, but it's work, work, work, where I'm based.

cause they usually have to share it with their broker and any other agents involved. on top of that , they need to pay for the signs that go in your front yard , pay for advertising, pay for their office space. it's a hard field o work in.
