you might check with an organization called Volunteers of America. They have group homes throughout the country for all ages of disabled persons. You may also want to check with your city or county. I do know that you will have to make necessary ADA modifications for electrical safety, plumbing safety, and build larger bathrooms. It is also necessary in many cases to install a fire sprinkler sustem which can be very expensive.

Investors don't invest in non profits and most disabled people don't have money.
You need to write grant applications, get donations and maybe charge for services before you can get resident housing going.
I know on line a woman with an adult daughter who just got into a group home they had been working on for years. They had a day center where people could get some respite care and some day programs they charged for. Now they are starting the residential housing units and the first admitted are the children of doners. She donated a lot of money over the years now has purchased all the furniture for the house her daughter will be in and all the kitchen stuff.
I would get the legal parts set up first then maybe target the parents of the future residents and charge rent to the residents many will have disability or jobs if they aren't disabled. Some families will set up trust funds for the disabled adult child.

This is an extremely good question. I'm a retired psychiatric nurse and for many years I tried to open a group home for the patients we saw on a regular basis. The best advice I got was to contact the state and find out what funds are available for this kind of thing. If your state has little to no funds allotted for this, have you thought about going in with several other people who can at least get you a down payment on a house?
At one time several of our staff was thinking of doing this, but it didnt turn out well. I wish you more than luck on this because I know the need for more of these homes. Wouldnt it be nice if someone like Donald Trump put some of his money into ventures like this? Maybe there is some rich person who could use the tax write off.
