Hi guys, I recently signed a 12 month lease for a house. I was wondering if I'm able to paint the walls of the house.

I'm thinking light contemporary colors, nothing dark.

The lease did not prohibit the painting of the walls, nor did it condone it.

Am I safe to paint the house, and then paint it back upon moving out?

I actually leased through a realtor. But I will be asking them, I don't know what legal recourse they would have in the event that I did paint, since it doesn't state anything on the lease.

But I guess better to be safe than sorry.

If it were me, I would take no chances and instead of just painting, contact the person from whom you leased. It will save you a lot of headache in the long run if the owner didnt want layers of paint to be building up on the walls.

Most of the time the person who owns the place either A) wants it left totally alone by the tennants, or B) will actually pay for the paint if it is colours of their choosing or at least in the range they prefer it to be.

No matter what I would not touch a thing until you know for sure by speaking with them.

Best to ask the owner.....I painted MY leased home very light colors and I was very lucky because the landlord LOVED the colors I used and said he wants to KEEP the colors I chose if and when I ever give up the house....which I am NOT planning to do. (give it up I mean)... he ALSO loves the hardwood floor I put in to replace the old torn dried out linoleum he had on the kitchen floor...his idea was--as long as HE didn't have to pay for it, he loved it.

I would ask the landlord, but if the lease does not specify that you cannot paint, then it is likely fine for you to paint, as long as you do actually go back to the original colors when you leave.

But ask the landlord first.

Ask your landlor, not us.

Best case, landlord will buy the paint and brushes if you do the work. Have a color sample handy next time you pay the rent.

if you do a good job with a fresh neutral color, i dont think the landlord will object. and if its neutral (and clean enough) when its time to move, you may not have to repaint it white again....
