Be the better woman! Pick your pants up, breath and go confront them both at the same time. If you think this is too hard, wait and see if you can get them in a 'situation' (not one you'd like) and then ask for an explanation! That way they cannot say those sms are just bla, bla, bla.
Then pack your/his things and GO! End of story...next page.
Life is too compicated already!

Your man is hiding something from you.
You need to confront him and the neighbor immideatly.
I know you don't want to, and your scared.
But you can't marry him wondering if he's still cheating on you with the neighbor!
Ask your Fiance about it, if he refuses to talk, or lies to you, tell him that you're confronting her about it.
If all goes wrong, break up with him, i know it hurts honey but you have to be strong. Be strong and have confidence in what you believe in.
God bless!!

I know a lot of people who use those types of endearments, and they aren't meant romantically-I have a bad habit of calling everyone sweetie, or hun...
before you jump the gun and assume the worst, talk to him about what you saw...communication is a cornerstone in a relationship.
