Make sure the birdhouse is appropriate to the species you want to attract. Different birds need different size birdhouses (also known as nest boxes), with different size entry holes. The entry holes also need to be in a different spot on the birdhouse for various breeds (the holes do not go dead center in the front of the birdhouse - some species need them lower or higher). The height of the birdhouse, as well as its orientation is also determined by the species. For example, bluebird boxes should be in areas of sparse trees, about eye-level on posts facing out into open fields. Bluebirds are not generally found in city areas, where competition from house sparrows is great.

Just remember not to locate a birdhouse or nestbox too close to a bird feeder - you could attract predatory species (crows, blackbirds, jays, racoons, possum) which could destroy or eat the eggs or baby birds in the birdhouse.

you will want to make sure that the birdhouse is high enough so that a cat or predator can not enter - such as a tall two by four.
You can increase your odds by planting around the house.
also provide a water source and bird seed close to the birdhouse.
I have approximately 7 bird nests with in my covered porch. As soon as a flock leaves another one enters to lay their nests. I have plenty of grasses planted near by with bird seed and two bird baths.
