If you want to build a house - rather than just buy one already built - how do you go about doing so? What are the steps?

Do you have to have the money upfront or are there loans?

You can definitely get a loan. You'll probably need detailed plans up front though. There are two ways to do it.

You can go to a new development where houses are being built, and choose from one of their floorplans, and they'll usually help you find a lender. The price will be set up front just as if you're buying an existing house, and they'll usually be able to tell you exactly when it will be available. With certain lenders you may be able to defer payments until you're in, on a short enough timeline. This is the easy way.

The other way is harder, but would probably be more rewarding because it allows you to figure it all out on your own. You could draw up your own custom design and take it to an architect to draw plans. You don't necessarily have to draw a sketch, you can go to a small architect in the area and they will work with you to draw up the plan of your dreams. Then take those plans to various contractors to get estimates on what it would cost to build. Finally, find a perfect plot within your price range that has enough space for your design, and go to a bank with the whole plan - and an estimated price - and get your loan.

You have to get a loan approved, find a contractor. Get a blue print of what kind of house you want built. Go over this all with the contractor.
Some contractors have a finance loan company that they use. Always check out to see if this contractor is honest person, Ask around.
Find your own lot ,or some contractors have their own land that they will sell.
And be sure you agree on ever thing that is in the contract, it will be legal and you cant change it.
You could get your lawer to look it over.
A norther problem when you are getting a loan watch for them ballom payment at end of the lone I don't like them for they can charge you to much.

First off go to a few different banks and tell them what you would like to do and how much money you have then they will pull your credit and see if and how much you can afford to borrow or spend and go from there. Now is a good time to get a loan because interest rates are so low. Have a good plan put together on paper first.

Details will vary, depending where you live.
First you'll need some land that is zoned residential.
You will need to have some investment in the land.
Then you have to get a drawing approved of your house.
Then you'll need a friendly banker to lend some money.
There are lots of construction rules, called a building code.
You'll need someone who knows what they're doing.
It will have to be inspected at every stage of building.

Make up your mind, Buy or build
If you can build your self will cost less than build ed.But if you give to contractor to build , buy build ed is better.
Minimum up front money that you need for first buy program
is about 5k to8k.
