The word "title' is referring to "rights" and or "ownership" it protects you and your property that you're going to lease. It also conveys to the person whom will lease from you that they shall have no right to make any claims in the event of a problem concerning your property. Lastly think in terms of the "title" you get after you make final payment on a car. Once you've paid off the car, the bank gives you a title which simply means its yours.

"Title" means ownership.
'Lessee' is the person who gets a property (movable and immovable both types) on lease, which means for use for a consideration for a specified period. Your quote "Lessee shall have no right, title or interest therein or thereto except... " simply means that the Lessee, i.e. the person who is getting the property on lease, will not have any rights of 'Ownership' in the property and 'Will not become Owner' simply because he has occupied it.
While the lease agreement could be for any type of property, it is mostly referred to immovable properties which are 'occupied' and the 'occupier' is difficult to be dislodged, hence such a clause.

It implies actual ownership. In the case of software you buy, for instance, you do not actually own the software, you have just purchased the right to install and use it for you. This means you cannot make lots of copies and sell them to other people

Basically ownership.
Quick example : car bought on HP, buyer defaults so sells car on. The new owner DOES NOT have good title, therefore the finance company can repossess car.
