The Virgin Mary was betrothed to Joseph - which made her practically married to Joseph at that time. Since Mary was ever-Virgin and conceived Jesus via the power of the Holy Spirit rather than conventional means, Mary was not a sinner.

The Blessed Virgin Mary did not have sex outside of marriage to become pregnant. She became present by miraculous means.

But Mary said to the angel, "How can this be, since I have no relations with a man?"

And the angel said to her in reply, "The holy Spirit will come upon you, and the power of the Most High will overshadow you. Therefore the child to be born will be called holy, the Son of God. (Luke 1:34-35)
