I am trying to get a ballpark value of my upgrades. Any help would be great

It really depends on the area of the country. New paint would be minimal since any buyer would expect this (but mentally deduct if not redone), hardwood floors and landscaping, particularly professionally done hardscaping (patios, walls, and other decorative stone or brickwork) can add 20% or more.

House value increases by 10% - 20% for a well done landscape.

I would suggest that it be done professionaly...and that is not always the 'lowest' bidder.

Paint is a 'cheap' upgrade, but is the greatest single impact item on your punch list.

The wood floors will be a nice selling feature as well.

The return for any improvement will be based upon the area the house is located in and the final selling price.

Most people realize 100%+ profit on any landscaping they do. Painting is just a necessary evil of home ownership. Hardwood floors are on the "hot list" right now, and much better than carpet (for many reasons).

Hardwood floors and landscaping have good returns on investments. Best ROI's are kitchen and bath remodels which are about 93%.
