Basically, yes- he can.
If you are on a month to month contract, he can cancel your agreement at anytime, but would need to give you appropriate notice, whatever that maybe in your state and/or per your written contract.
If you signed a lease, he still is probably able to evict you. The amount of time doesn't matter. What does matter (as far as the law is concerned) is that you breached the contract when you didn't pay your fees on time.

it really depends on what city and or state you live in. In most places a land lord can evict someone for pretty much whatever they want. We HAD the same kind of problem for a while. Well, it was a little different, but our landlord wanted to kick us out because we own 2 APBTs. So, my husband and I live in a duplex.. we were already here for about 7-8 months when people moved into the other side of our duplex. We have ALWAYS paid EVERYTHING on time!! We have NEVER once been late paying anything (sinse we have lived here anyway.. lol). So these people that were moving in found out we had two APBTs and they got worried about their children! They have a 2 year old son and a 3 year old daughter.. they thought our dogs were going to kill their kids! The land lord kept calling us and telling us that we better keep our monsters locked up because if we have 1 complaint about ANYTHING we are getting kicked out! So.. I just kind of let it go and didnt say anything (even though I wish I would have said.. I wish my dogs were monsters so I could get them to attack ignorant people like you.. lol!) we continued to pay everything on time and not do anything wrong. Usually they give you about 5 days of grace. My lease says if nothing is paid by the 15th then that is when they can start the eviction process. 3 days late and paying 85% will not get you evicted. That guy should be catering to your needs as think of how hard it will be for him to find a new tenant. You are doing the right thing by trying to work with him. Just pay what you can and a sum that large should keep you out of trouble as long as you pay the remainder within the next month or so. Good luck to you!

In CA he can. He can also evict over the pit bull, as the pit bull is not covered under his insurance and runs runs not only a risk to him financially but to the safety and welfare of the neighbors.

In most states, yes. The first time you were late, you breached the rental contract. By not paying the late fees, you are still in breach.

Depending upon what state you live in.
Landlords can initiate eviction for any, or no reason.
They need to follow guidelines as far as giving proper notice, etc., but they can boot you if they want to.

After they made such a huge deal about our "monsters", after they told us we would get kicked out if we had one complaintm, after they just assumed so much about us and our new neighbors right off of the bat just because they have young kids and we have "pit bulls", after the landlord was soooo worried about the neighbors and didnt care at all about us.. our neighbors fell in love with our "pit bulls" and now want a "monster" of their own for their children! They are also the ones that are getting kicked out because they cant pay their rent on time.. where as we have always paid on time and we have never had any kind of complaint!! Its just kind of funny to us that the landlord was soooo worried about pleasing the young family and wanted sooo badly to kick us out because of out dogs and now we are the ones staying!! lol!!.. But yeah, again, I am pretty sure your landlord can kick you out for almost anything they want to! Its sad, but true : ( Have you tried talking to your landlord and telling him what is going on or has been going on?? I would suggest that you let him know why you have been later and why you wont be from now on. I wish you the best of luck!! : )

your Govt blue ? pages . should be in beginning of your white pages .
They can answer this question better than any one else .
