I am about to become a licensed real estate agent. I plan to go into regular residential sales because I already have a couple of brokerage firms that I would be interested in working for.

However, I am knowledgable in a certain niche area (horses) and I know of a real estate company that specializes in equestrian properties only. That seems like a natural fit for me, and equestrian properties tend to go for big bucks, but the properties are really spread out location-wise, so I don't see how I could do that full time, unless I feel like driving 8 hours to show a property to someone! It seems to me like those sales would be few and far between; I imagine working for a local residential brokerage would be feasible as well.

Before I approach the equestrian properties company, I need to know: can I work for two brokerages?

Simply put, no. You may hang your license in the state in which you are licensed with just one broker at a time.

But theres not reason why you cant work for the equestrian brokerage, making a name for yourself specializing in equestrian properties, AND service single family residential home buyers needs aswell, in the same office.

Not in my state either. The problem has to do with liability and the work you'd be performing. In fact in NC one can no longer just become licensed as a real estate agent. S/he has to take the required coursework and pass tests to become licensed as a provisional broker.

Not in my state (Wisconsin) either. You are operating under the auspices of the broker who agrees to take you on. You can only operate under one brokerage at a time.

Not in my state. But, I would call the real estate commission in your state to check.
