What does it look like? To sell a house you sometimes have to do minor repairs/updates and "stage it' to sell it. By staging it I mean to have it decorated really nice with accent pieces and accessories. Clean out and organize the closets and drawers and get rid of all clutter so it looks neat and tidy. (Even if she has to borrow space in someones basement or building or rent a storage unit... get rid of all clutter) Clean it really really good. Paint and update as much as possible. Sometimes a few hundred dollars and some hard work is all you need to get a few extra thousand out of it. Tell her to fix any minor flaws... broken light fixtures, leaky faucet, replace broken knobs or trim etc. An old hint is to burn a candle before it is shown to a potential buyer or to bake a batch of cookies so it smells homey when they walk in. (even if you buy the cheap slice and bake ones at the store). The 'curb appeal" is most important. Be sure to plant some flowers and make the house look welcoming on the outside. Then make sure the price is comparable to other houses recently sold or for sell in the area. She needs to make sure her house is really cleaned before showing it.... vaccume, wash dishes and put them away, clean the bathroom... so it sparkles, dust and be sure all the wood is polished and shiney - she may have to loose some sleep the night before or morning of a showing but it should be worth it. Is it in a decent neighborhood? Is she asking too much for it? Has it been appraised? Does it have curb appeal (the yard look nice)? Really need more information before anyone can probably make suggestions.

Tell her to hold open house as often as she can. Use direction signs at intersections as realtors do. Also "OPEN HOUSE" signs in her front yard.
Don't depend on agents sitting at their desk waiting for the phone to ring.
