I am painting a 1965, 12 X 60 mobile home.

Use an exterior latex paint. This will expand and contract with temperature changes. If you are painting siding (vinyl, aluminum) , do the ends when the temps are lower and the siding has contracted. This way, you will not see unpainted siding ends later.

You can use any type of good quality paint. The most important thing you are going to need to do is preparation. You need to wash the entire exterior with TSP, also make sure you have no mold or mildew anywhere. This should insure proper adhesion of the paint. I painted a house that had aluminum siding after doing all the above prep and never had any problems with adhesion or peeling.
