There is alot of information sorry I couldn't cut it short. I am applying for a loan for a mobile home (manufactured) and it's a foreclosure that has been on the market 80 days for $84K. No bankruptcy or foreclosure in the past, in fact it's a first time thing. Ok credit score is 585, 637, and 617 well they pick the middle one so it's 617. Gross monthly income of $5000 and monthly debt of $400. Well we were not accepted from caldwell banker b/c the only thing posititve on the report is one credit card which was opened in October and it's a $3000 limit with only $800 spent. On the credit report there is $3267 in debt. Is there any way we are eligible for this loan? We can do $2500 down and can show proof of everything! There are so many people out there that get this sort of thing, people worse off than us financially and it is possible.......I am in desperate need of some assistance. Paying $1000-$1200 a month is in our budget. Anyone please help! Thanks so much!

Most lenders are simply not working well with financing for manufactured housing. Since the recent wave of foreclosures, many lenders are very wary of working with mortgages on manufactured housing. The lenders took some serious beatings on manufactured housing because it did not appreciate in value as anticipated. Your credit scores are marginal in terms of mortgage qualification. I can only suggest checking with other mortgage providers, but I fear you will receive similar responses from all of them.

You have 2 problems. You have proven that you are unwilling to pay your bills, regardless of income.

And, you are buying a mobile home, they are hard to finaince because they are not real property.

Go here..they will give anyone financing for a Mobile...
They are Mobile Home lenders...that is what you need.

Contest everything on your credit report and rerun the report in 20 days. Your FICO will jump.
