I was walking past one of my buildings of the apartment complex I manage and she was quite audible. Her window was closed, but she was loud! Because I don't want children hearing this when they play in the area, plus I wouldn't want prospective residents hearing this should we walk by, I want to say something to her, but I don't want to embarrass her. How would you tactfully handle it?

Ill, walking by a building does not constitute a voyeur. If that were the case, then the whole world are voyeurs, you're a voyeur. I asked for tactful answers, you obviously lack tact. Keep your rude comments to yourself.

Well, I personally think that it's not likely a big enough problem to say anything about. That's one of the things about living in apartment buildings... you get to hear some things about your neighbors you're not sure you want to know.
If it's really concerning you, just mention that you're concerned about the amount of sound coming from her apartment and ask her to be mindful of keeping the volume down. There's no need to mention the sex part; she'll likely assume you mean her radio or something, but she will be more conscious about the amount of noise she makes in general.
Of course, you could always offer to sound-proof the windows!

Your new tenant must be my old neighbor ha ha! Just ignore it. It is her life, and the kids out there will be screaming louder than her/too engrossed in their games to notice what's going on. I just ignored it when she used to live here. I don't think it will put off prospective tenants, if anything it will keep your apartment in the forefront of their minds, and it might actually help business. You want them to keep thinking about you after they leave, because that increases the chances that they will move in.

Make an opportunity of the situation. Get a tape recorder and set up one of those 1-900 numbers. Charge 50 cents a minute.

NO!! NOT unless you would want someone to make that same acknowledgment to YOU. Seems as though you might be the one embarrassed. Can't put your thoughts and speculations on kids, potential tenants or pass-er-byes.
Come on now. If that were you on vacation, a fancy hotel, your house, wherever would you actually want someone to say that to you? Very invasive.

I would talk to her in private and tell her exactly what you just said. She will be embarassed and may get angry because she may feel you are crossing the line, but you sort of have to look out for everyone living in the complex. Just be honest and gentle.
She may have no idea she is so loud. I know I am, and we live in our own house, but sometimes my husband still tells me that I made the neighbor's dogs bark.

I would say if it was her first time, just give her a break and let it slide. But if it was LOUD, next time you should slide a note under the door asking her to please keep it down. You don't even have to say who it's from.

What could you do, especially if her windows were shut? Perhaps you could go to her apt and ask her if she is alright- you hear screaming the other day coming from her apt. Hopefully she will realize it was her moaning and be embarrassed and will be mindful next time.
