There is a significant shortage of sidewalks, especially in the suburbs. Percy Warner park and Radnor Lake are probably the two best parks to run in. Both have good sets of trails and lightly traveled roads to run on. Downtown is OK, you can run around the Coliseum and over the river on a cover of bridges. One is a pedestrian only bridge which is nice, but the sidewalk portion of it is covered in paint that is like ice if it happens to be wet. The Vanderbilt / Hillsboro Village area is also OK to run in and you can loop through Music Row from there fairly easily if you can go 6 - miles in a loop.

The terrain is a little hilly, but nothing brutal. Percy Warner is probably the hilliest place, some fairly steep.

Major thing is the weather. It's frigging hot this time of year, and really humid. Early morning is about the only time you can run without killing yourself. 90 plus degrees and 70 plus humidity is the norm right now. In the early morning it will be around 70, still humid, but tolerable.
