If you already have a lodger or are thinking about letting furnished rooms in your home, you can receive up to £4,250 a year tax-free (£2,150 if letting jointly). This is known as the Rent a Room scheme.

Currently its £4,250 per tax year. If you have no other income you could charge mopre which will depend on your age etc.

I believe its £60.00 per week. as for the legalities, It may be worthwhile to see a solicitor. soory I cant be of more help.
