When it first starts to rain the wet ground, trees, rocks, all give off aerosols into the air. Asphalt has a particularly noticeable smell when first wet. After a few minutes of rain this is washed off objects and no more smell. This smell is often carried along in front of an approaching weather system. And lightning produces ozone which has a noticeable odor.

The winds from the rainy weather system push the smell of wet objects out ahead of the storm. So we smell it before the storm is upon us.

we're so used to the wet weather we can just sense it, except for the weathermen/women!
