I could buy building materials worth 80k, I think that will make a 3k sf house. But I might just want 2k sf house cause 3k is too big! I could hire people. But how do i do it it's too hard.

Oh dear....

You could rip through $80,000 in building materials in a hurry, but you are really going about this the wrong way.

If your goal is to have a custom house, pay an architect to draw up the plans, take your plans to various builders and obtain a quote on how much it will be to build your home.

Your talking about building yourself? Have you ever done anything like this before? It is not as easy as some people make it out to be, it's almost easier to hire someone to come in and build for you although in the 80K price range, your not looking at much. Wayne homes has some in the 120K price range without basements or land, not that that helps but I wanted the point out the obvious. We're going through the same thing, we have a family of 6 and need a bigger house but don't have $300K to put into it or the time & skill to build.

when you got money, then you have no prob. the first step is: you could either hire an architect to draw the house you want or you could search the internet for a houseplan. next, hire a contractor to build your house. look for one in the directory.

Just buy one already built or hire a General Contractor. You obviously know nothing about building a home or acting as your own GC.
