you may think they have everything and they possibly could, but there are somethings that everyone can use more than one of and there are also things that they may not have thought of

Well you could aways give a gift card or make up a basket complete with all things needed to prepair a meal such as spaghetti, sauce, garlic butter, and so forth. Personally I'd just take some flowers or some sort of dessert for the guests to eat

How about the house history from the records up at the court house if the home has a few owners.
Have it framed, and put a picture of it at the present time in a frame to offset the history...kind of like a collage that you can have the matting cut to custom fit the framed gift.
It would help them out possibly to sell later on and leave with the home for the next set of happy owners or leave behind for a family heirloom when passing.
You could find a local artist that does watercolors or oils and have the picture of the property & home painted to present to them to hang on the wall. Bet they don't have that one!

You can never go wrong with really nice picture frames. Make sure they are able to hang or stand. Nobody ever has enough of those, and you can always squeeze them in somewhere. Good luck!

something practical....if they have everything...look beneath the obvious...try candles or something. no one wants a smelly house. actually for a house warming all you really have to get is flowers or something. try something to smell good. or if their is a women get them a bath set like bubles and salts....tell them, they can break in the bathrub lol
