You just work out each type of term individually.
First, let's start with the constants out front:
What is the greatest factor of 8 and 12? Well that would have to be 4.
How about the a's? You just have to figure out which you have the least of. In the first term, you have 3 a's, and in the second term, you have one. So you could only pull out one a from the second term.
Now, the b's? Similarly, you have 2 b's in the first term and 4 in the second, so the most you could remove would be 2.
Therefore, the greatest common factor is 4ab^2.
