I own, I have leased and it is great as long as you do not exceed the allowable mileage. Most leases allow 12,000 miles per year. That great if you don't drive very far or much, but in a situation like Atlanta, I can drive 2500 miles per month just to get to work and around.
The overage fees for leases are usually 10 cents per mile, and that can add up quickly.
Not that I am trying to scare you away from a lease, I would do it again if i knew I could control the miles.

Do you have some kind of organization that represents landlords where you live? In my city we have the Apartment Association Of Northwest Pennsylvania. They represent landlords. They have all the forms I need. The problem with making leases up your self, is you really have to know the landlord/tenant laws in your state. My lease is 7 pages long, and it was reviewed and approved by the Attorney Generals Office through my Association. If you purchase leases from an office supply store, it may not apply to your state laws.
